Your house exerts quite a load on its foundation and the soil underneath your foundation may be inadequate. When the soil underneath your home or commercial property is altered, primarily from moisture changes, it shrinks or expands and becomes less stable. Leaks and Foundation Issues

Part or all of your foundation may start to sink down which in turn creates strain on other parts of the property to create a variety of issues. Ignoring the issue long enough can lead to eventual foundation wall collapse.


Plumbing/Sewer leaks - A plumbing or sewer leak underneath a slab of concrete will move the soil and create a void, or if the leak continues, cause pressure on the slab from swelling. Either way, the integrity of your foundation will be compromised.


Older homes are prone to foundation issues. At about 10 years, homes and commercial buildings have settled, and mature landscaping has changed the soil conditions from large roots seeking water. Plumbing is older and more likely to develop leaks. The surrounding soil has also been through multiple weather cycles of freezing and thawing, shrinking and expanding.
